I met Andy when he was working for another firm and decided to give Criterion a chance after having a really good conversation with him shortly after he joined Criterion. I started investing with Criterion in July 2024 and have had two deals already go full cycle that achieved very respectable IRRs in a short time period. I've invested in many real estate syndications across 9 or 10 sponsors. Criterion has by far been my favorite. If you have questions, they are always easy to get ahold of and will actually answer questions. The deal structures they bring are straight forward and easy to understand. No BS and no shenanigans. Their underwriting always seems to be on the conservative side. My first deal with them was around 18 months ago and I currently have eight active deals with them. One has already gone full cycle and sold for greater than the pro forma estimate. They truly appear to care about the quality of the deals for investors unlike some of my other sponsors who seem to be about milking fee collection. I have not done any real estate investments in the last 18 months other than with Criterion.

In 2022, I invested in the orange plantations that AgriTerra was selling. This was a long term agriculture play where I would own the land and they would manage the orchard, with the profits after their expenses and fees being sent to my account. Given the potential for long-term cash flow out of this deal, I would love to write a more optimistic review, however, I can’t. The sponsors have, in my opinion, failed in two significant ways. First of all, after more than 3 years, I am still waiting for the official title of the land to be transferred. They said it would take 6-8 months, and have been blaming a variety of factors for the delay. I can certainly understand that the government is not super efficient, however, this lack of delivery has been made worse by a lack of communication on behalf of the sponsors. The last update on the orchard was well over a year ago – so I have no idea how the plants are doing. Emails that I send are rarely responded to – maybe one every 3-6 months gets a reply – and usually the reply is that the person responding has no information to send and they blame the boot-on-the-ground team for not sharing updates. This is incredibly frustrating. The only recent communication I got is that the German part of the company won’t be handling any potential distributions, that it needs to come from the Paraguay part of the company. But that team is even less responsive – and it isn’t clear at all if or when they will do anything. It is entirely possible that the deal is doing fine and will start distributions within the next year (which would be more or less on schedule). However it is also possible that there is nothing underlying this and I have lost all my money. At the very least, it would be nice to know which is the case. Instead, I get constant silence from them. So I continue to hope. In the meantime, I would strongly suggest looking for other investments where the sponsors at least communicate with their investors.

My first investment with Wellings was in 2019, as part of their Income Fund. I am currently invested in 4 of their funds and am looking forward to their next offering. Paul Moore and his team are, in my mind, exemplar GPs. They have a clear investment thesis, work with strong operators, and are actually conservative in the deals they invest in (as opposed to just saying they are conservative). Despite all of the challenges over the past 6 years, dividend distributions have never paused or decreased. Most importantly, Paul has constantly communicated with his investors. I get regular quarterly updates, he hosts regular webinars, and he or Ben is always available to talk if I have a burning question. He truly cares about his investors and it shows in how the business is run. If his funds align with your investment thesis, I would strongly suggest you take a look at his current offering.

I will never invest with this company again. I invested in two deals, both of which are many months behind schedule, with little to no communication from the sponsor other than saying that everything is running behind. The financials that they occasionally send show Woodmont is doing a good job taking their fees while the project runs way over proforma. Both of the projects were 18-24 month holds, and both are between 6 and 10 months late, and they don't appear to be finishing anytime soon. Stay away from this company, as the lack of transparency brings a lot of skepticism about how they manage their funds.
